Each year, CasaTolteca seems to fill up faster and faster. This year, we have several return guests that have booked with us well over a year in advance. To be safe, get your group to agree on a date and book it as soon as possible.
Book at least
6 – 9 months in advance for high season (January – April).
Book at least 4 – 6 months in advance for the rest of the year (June – December).
Book 1 year in advance or more for holidays (Christmas, New Years, Thanksgiving, Easter).
There are a few weeks scattered thoughout the year that are still open. You should always call us first to see what weeks are still available.
Most other homes in Manuel Antonio air condition only the bedrooms. While CasaTolteca is designed to enjoy the fresh rainforest air, all indoor living areas can be closed off and fully air conditioned (including the great rooms).
Yes. There are only 6 homes in town that are within a 15 minute walk to the beach. CasaTolteca is one of them. Because of our perfect location right off the main road, you can walk down to the beach in 15 minutes, or flag down a cab from our front gate, or just hop on the 55 cent, 2 minute bus ride that ends at the beach entrance to the park.
The front entrance gate of CasaTolteca is located right off the main road between Si Como No Hotel and Spa and El Avion restaurant. From our house, you can easily walk to restaurants, bars, a private nature reserve, the beach, and even a casino. You don’t need a car. Most other houses in Manuel Antonio are on side roads (and I use the term ‘roads’ lightly). Unless you rent a 4 wheel drive car, these side roads or paths can be dark, slippery, and dangerous at night.
Most tours and day trips that we can arrange for you will pick you up at our front gate.
Yes. There are so many different activities in Manuel Antonio, you will have to come back several times to finish them all. Relax at the pool or beaches, have a guided tour of the national park, horseback ride, or be more adventurous with white water rafting, deep sea fishing, ATV tours, mountain bike trails, or the world famous ‘zip-lines’ . Manuel Antonio has it all. Of course, there are many different companies that provide these services. We can arrange activities for your group with the best companies that will pick you up right at our front gate.
Manuel Antonio is very safe. However, as with all tourist areas, you should always be careful with your belongings.
CasaTolteca is even safer!
CasaTolteca’s private property is gated (not a ‘gated community’ that constantly has construction trucks and construction workers in and out).
For added protection, we have 24/7 security cameras around the parimeter of the property. There is also a 24 hour security guard just across the street. Most other houses in Manuel Antonio are not gated, and are located down dark and unprotected side roads.
As always, the further you get from the main road, the more careful you should be with your valuables, especially at the beach and in Quepos.
Yes. There are large great rooms where we can place inflatable beds for your use. We also have a crib available. We have had 21 people stay comfortably at CasaTolteca but we recommend no more than 18 (note: there is a slight additional fee for more than 12 people at the house).
Yes. We have hosted many wedding and commitment ceremonies. We can arrange everything from flowers to food to an officiant to conduct the ceremony. For more elaborate events, we can set you up with a wedding planner that specializes in tropical ceremonies.
Virtually every house in Manuel Antonio has a great view, the difference is privacy. Other homes are built on narrow property lines. Walk in the front door, look out the back window for a great view. But if you look left or right, you are looking directly at your neighbor.
CasaTolteca is surrounded by the rain forest and was designed for complete privacy.
It is almost impossible for anyone to see you anywhere on the property.
Yes. CasaTolteca is perfect for large gatherings, weddings, corporate retreats, family reunions, etc. While you probably don’t want to have more than 12 – 18 people sleep at the house, CasaTolteca is perfect for hosting the event.
We can accommodate dinners and gatherings for 30 people.
We can even help you make arrangements for some guests to stay at neighboring hotels or houses
Yes. Since CasaTolteca is surrounded by the rainforest, you never know who will stop by the house. Some days, it is white face monkeys, others, it’s the spider monkeys.
Giant tree lizards can be spotted sunning themselves in the morning. Sloths, howler monkeys, and a Costa Rican type of racoon live in the trees around CasaTolteca.
Sometimes they are hard to see, but if you pay close attention and you will see them (and definitely hear them).
And, of course, every day there are hundreds of birds, including tucans and parrots.

Yes. Our private chef can cook breakfast / lunch / dinner for you any day you wish. Just let us know and we will send you a sample menu. The chef will purchase all food, serve the food, and clean up afterwards.
Yes. CasaTolteca is not like other houses in Manuel Antonio that are built on stilts on a hillside. CasaTolteca is spread out horizontally, surrounded by rainforest. Our property’s ‘green space’ is there for you to enjoy.
CasaTolteca has a small, private butterfly garden as well as hundreds of exotic plants and fruit trees on the property, including banana, coconut, papaya, avocado, mango trees.
Yes. Our maid cleans the house 4 – 6 hours every day (except Sunday). We also have a gardener and pool technician that visit the house every day (except Sunday).
Yes. The only thing that comes between you and the ocean is tropical rainforest. There are no other house rooftops to look over, no roads to look past, no electrical wires to look through.
The view of the ocean is spectacular… and not just a sliver of ocean like you see from other houses located way back in the distant hills where all the new ‘gated communitites’ are being built.
